Job Description

JOB DETAILS

Responsible for coordinating and supervising the operation and minor repairs of technical systems and building infrastructure, ensuring continuous, safe and economical operation, and operating in accordance with regulations and procedures.
Develop and adjust standards, plan and provide technical guidance for operations and maintenance activities according to building operational requirements in accordance with procedures and legal regulations.
Establish regulations and monitor the maintenance of machine history records and system operating procedures.
Establish regulations and monitor the maintenance of safety and fire prevention regulations. Contact responsible government departments and propose response plans on priority issues.
Supervise technical work and provide technical support to staff in operational and infrastructure repair issues of the building.
Propose repair plans for Customer repair requests.
Ensure building safety through regular inspections, preparation and submission of reports, and recommendation of relevant remedial measures.
Develop maintenance budget and annual budget and propose to Management Board to prepare and submit to investor for approval for contingency items.
Check, evaluate the capacity and advise the investor on choosing a suitable technical contractor to carry out major repairs of the building.
Supervise the warranty, maintenance and repair work of the contractor constructing technical systems in the building.
Monitor electricity and water consumption and spare parts inventory to plan timely adjustments.
Attend Building Management meetings with the investor and related issues.
Support the Building Management Director with technical issues, propose costs from the building director for items that cannot be implemented.
Monitor and advise on the implementation of operation and maintenance plans after approval.
Perform other operational tasks as required by CDT.
