- Job details:
1. Investment Research & Evaluation:
- Develop plans, conduct surveys, and analyze information on potential land plots in accordance with the company's strategy.
- Prepare pre-feasibility reports, perform F/S analysis, develop cash flow plans, phase the investment, and evaluate financial performance.
- Monitor price fluctuations, competing products, and market trends to advise on optimal investment strategies.
- Identify and warn of potential risks, ensuring that investment preparation complies with company regulations and the law.
2. Legal and Investment Procedures:
- Directly coordinate and implement core legal procedures (approval of investment policy, planning, recognition of investor, etc.).
- Review the legal validity of the project dossier according to the Law on Land, Housing and Real Estate Business.
- The representative works with authorities and partners to resolve any legal issues that arise.
3. Project Finance & Fundraising:
- Plan the use of capital, control cash flow, and report deviations from the approved plan.
- Coordinate with banks and investment funds to arrange financing and project guarantees.
4. Human Resources & Process Management:
- Assisting in managing operations, assigning tasks, and monitoring the progress of work performed by staff within the department.
- Develop and improve processes, regulations, and forms related to investment and project management.
5. Update the legal progress, disbursement status, and investment performance on a weekly/monthly/quarterly basis or as needed by the Board of Directors.
- Job requirements:
- Age: Over 30 years old
- Qualifications/Education:
- Bachelor's degree or higher in the following majors: Investment Economics, Finance - Banking, Business Administration, or Construction Economics.
- Preference will be given to candidates with professional certifications in Valuation, Project Management, or financial analysis.
- Experience:
- Minimum 7 years of experience in Real Estate Investment/Development.
- At least two years of experience in similar positions.
- Professional knowledge and skills:
- Proficient in project financial modeling, investment efficiency analysis, pre-feasibility studies, and feasibility studies for investment projects.
- In-depth knowledge of Land Law, Housing Law, Real Estate Business Law, and current legal procedures for project investment.
- Understanding property valuation, possessing market analysis skills, and having a keen ability to assess land potential and forecast product trends.
- Skill :
- Sharp negotiation and bargaining skills.
- Skills in planning, organizing work, and managing teams.
- Ability to synthesize data, prepare analytical reports, and give presentations.
- Qualities: Strategic thinking, systems thinking, perceptiveness, honesty, caution, ability to handle work pressure well.
