- Responsible for carrying out project legal work from the stage of providing planning information; requesting investment policy to project completion acceptance and handover of project technical infrastructure according to regulations, details as follows: working with all levels of Departments, Committees to request planning indicators; adjusting population size; approving investment policy; recognizing investors; approving TMB 1/500 planning; detailed planning 1/500, land allocation....
- Advise the Board of Directors on project legal issues, and develop and control the project implementation and approval process from the project investment approval stage until the project is completed and put into use, including:
+ Request approval of investment project
+ Establish, adjust and submit for approval planning projects, land allocation work; procedures for auction, land price calculation and land use structure of the project
+Issuing and separating land use right certificates for the Company's projects and for customers receiving land transfer, apartments...
+ Procedures on investment and construction policies, basic design appraisal; construction permits; acceptance and putting works into use....
+ Environmental procedures; fire prevention and fighting assessment, technical infrastructure acceptance and handover; electricity and water supply procedures...
+ Control and manage project records and documents (planning, infrastructure, project legality) to ensure providing records and documents to relevant parties in a complete, updated and prompt manner.
+ Control, supervise and implement legal work of assigned projects at optimal cost and in accordance with the Company's policy (legal aspects, appraisal procedures, related agreements...)
+ Build, maintain and develop relationships with relevant agencies to facilitate the implementation of typical project legal work such as applying for licenses and legal procedures related to project investment;
+ Research legal information on real estate, update and archive changes in current laws and general regulations on real estate (residential, investment, land, planning, etc.).
+ Draft, edit and review legal documents for project implementation to send to relevant agencies.
+ Control and review the legal compliance of the project documents.
+ Update information, report progress, process documents related to project procedures and legality (periodically report project progress according to weekly and monthly timeline, or report suddenly when requested by the Board of Directors).
+ Other tasks as directed by the direct manager.
